APPLYING

  • How do I apply?

    Please visit our availability page and click “apply now” on the apartment that you would like to apply for. We recommend calling the property directly before applying, as our availability changes daily.

  • Does everyone need to apply?

    Yes, all individuals 18+ will need to apply.

  • What are your rental requirements?

    Below are the general requirements. Please visit our availability page for a more detailed explanation.

    1. Your housing cost must not exceed 34% of gross income

    2. Must meet all credit requirements (see next question)

    3. Must be 18 years or older to apply

    4. Must show a minimum of 18 months of verifiable income at present job, or company, of at least three times the amount of the total apartment rent

    5. Must provide rental references for the last 3 years

    *Rent Guarantee/Cosigner may be required if income or job history requirements are not met. Guarantors must meet the same requirements as prospective residents.


  • What are your credit requirements?

    • Must not have excessive debt which could adversely affect timely rental payments
    • Must have a minimum of 6 lines of active credit established for at least 12 months
    • Must not have negative credit information

    *Negative credit information may be disputed/corrected by contacting the credit agency giving the reference. Rent Guarantors do not replace bad credit or rental history. Please contact us for more details.


  • Is it a hard credit check?

    Effective March 29, 2019, all Appfolio credit pulls are a soft inquiry

  • Do you charge an application fee?

    We charge an admin fee of $35 per adult to cover the cost of the credit check.

  • Will I need a personal guarantor/cosigner to apply?

    If you do not meet the rental requirements detailed on the application, then yes.


  • I will need a personal guarantor/co-signer. Will they need to spend $30 and also apply?

    Yes.

  • There is nothing available right now, but I’d like to get on your waitlist. How do I get on the waitlist?

    To get on the waitlist, all adults must apply and be approved. Once approved, you will be placed on the waitlist.

  • Do I need to reapply to be put on the waitlist at a different MWS property?

    No, once your application is approved, you may be added to any of our waitlists that you qualify for.

  • Do you accept section 8?

    Yes.

COST & UTILITIES

  • How much is your security deposit?

    It varies based on the size of your apartment:

    1 bedroom: $800

    2 bedroom: $1,000

    3 bedroom: $1,000

    4 bedroom: $1,000

  • Is PG&E included?

    No, each apartment will need to put the PG&E in their own name/account.

  • Does rent include any utilities?

    Garbage and landscaping are included, with an additional monthly fee to cover water and sewer (varies by bedroom size).

LANLORD LIABILITY INSURANCE

  • Option 1 – highly encouraged

    Residents sign up for renters' insurance and provide proof of $100,000 in liability coverage


    This offers residents with better coverage and add on’s for personal property


    This also would cover living expenses while displaced due to damage to the unit

  • Option 2 – By default, if option 1 is not provided

    If option one is not provided by lease start date they will automatically get enrolled in Smart Ensure Landlord Liability Insurance for $10.50/month.


    Does not have any add on’s and does not include personal property


    MWS is not responsible for relocation and or any loss of property


    This option will be posted to your ledger alongside rent each month


    Covered losses – resident liable damage to the property


    Fire, Smoke, Explosion, Falling Objects, Water Damage

PETS

  • Do you allow pets?

    Yes, each of our properties allows pets. Some of our properties allow pets in select areas of the community, so be sure to call before applying.

  • How many pets are allowed in the apartment?

    Maximum of 2.

  • Do I have to apply for a pet-friendly apartment if I have an Emotional Support Animal (ESA)?

    No, any apartment will be fine.


  • Do you have breed/weight restrictions?

    No, we do not. We only require that they be well-mannered and we may ask to conduct a pet meet and greet.

PINE TREE

  • How do I pay only my portion of rent?

    We use a billing system called Appfolio, which offers a user-friendly app where each resident can pay their individual portion. We also offer other payment options, including by check.

  • Do you offer individual leases/rent by the room?

    No, we do not. We rent by the entire apartment.

  • Do the apartments come furnished?

    No, they do not.

  • Are there security/cameras on the property?

    Yes, we have cameras in communal areas around our property. We also outsource a security team who patrols the community at night.

  • Do you offer parking?

    Yes, we offer uncovered parking on site. We have a limited number of spots, so we require a parking pass. Parking passes are to be purchased in August and are good for the whole year. They cost $100 per pass — we recommend buying them immediately when they are available because we typically sell out.
